A party has CoRD when that party has authority to consent to the registration of a subsequent interest in land.

There are three types of CoRD evidence that can apply to a CoRD Holder Consent:

A CoRD holder is the party with CoRD. Evidence of their holding CoRD will be either:

legitimate possession of the paper Certificate of Title, i.e. registered proprietor of unencumbered land or the first registered mortgagee.

CoRD record on the Register.

An electronic document that is lodged via PEXA to provide consent to a transaction. This is the electronic equivalent of lodging the CT with the case or producing the CT.

This is a national term referring to the paper CT. It is considered a ‘duplicate’ because the Register is the original.

An online system for the preparation of electronic dealings and their lodgment in LPI.

The unique number allocated to each document created in PEXA.

Registry instruments lodged electronically which form an electronic lodgment case.
